On Fri., June 18, Corcoran Group Real Estate put a listing on its Web site for an open condo at 340 Cabrini Boulevard. Within two days, agent Nick Rafello had six appointments booked.
With an asking price of $850,000, the three-bedroom, two-bathroom condo near W. 187th Street, which boasts stunning river views, is a rare opportunity, according to Rafello.
“It’s very rare when you get an availability in this building,” he said. “Which is a good sign.”
The unit, at roughly 1,400 square feet, boasts high ceilings, an open granite kitchen with stainless steal appliances and a private glass balcony overlooking the Hudson.
The 45-square-foot private terrace, nearly close enough to the river to cast a fishing line, is unique only to 340 Cabrini, Rafello said. Only three other condo buildings in the neighborhood have private outdoor space, Rafello said, and this building is the only one that looks over the river.
The large, oversized picture windows facing the northwest in the den are also unique to the modern building, which was constructed in 2004. All the other buildings spotted above the river in the neighborhood are pre-war construction and have standard window sizes.
The master bedroom, which has comparable river views, features a walk-in closet and a Jacuzzi tub in the adjacent bathroom. Patches of the Palisades across the river in New Jersey can be seen through tall vertical sliver windows in the northeast corner of each of the other bedrooms.
The six-floor building is relatively small, housing only three units per floor. The comparable unit on the sixth floor sold in 2007 for $999,450.
“It’s intimate which is nice, “Rafello said. “It’s a boutique condo.”
Residents share a common roof deck and a bike room.
“The fact that it’s a condo, makes it very attractive,” Rafello said, adding that many condo buyers view it as an investment. “Because you immediately own it and if you want to rent it out you can.”
